Our Service to Landlords

At Azure, we pride ourselves in developing long-term relationships with our clients, enabling us to anticipate their needs by supporting their goals and objectives. Our clients range from single property owners to investors with multi-million pound portfolios.

We manage all types of property from flats and houses to houses in multiple occupation (HIMOs), including bedsit properties. We do this on behalf of landlords based both in the UK and overseas. We have put in place systems and processes that are both robust and flexible to support the service we offer. We include in our service the facility to accept tenants claiming Local Housing Allowance.

Our management services include:

  • Visiting you at your property and providing a rental valuation and any other advice you may require in connection with letting your property.
  • Advising you on compliance with the various safety regulations.
  • Marketing the property to suitable tenants by various means including local advertising, Internet marketing and our network of established contacts with various company personnel departments. We also have a comprehensive enquiry list of waiting tenants.
  • Accompanying prospective lessees to view the property.
  • Obtaining and evaluating references and credit checks.
  • Preparing a suitable tenancy agreement for signature by the tenant.
  • Collecting and holding as stakeholder the deposit from the tenant.
  • Having an inventory and schedule of condition prepared.
  • Checking the tenant into the property and agreeing the inventory.
  • Supervising the transfer of gas electricity and council tax accounts into the tenant's name.
  • Receiving rental payments monthly in advance and paying you promptly together with a detailed statement from our computerised management systems.
  • Paying regular outgoings from rental payments if required.
  • Periodically inspecting the property and reporting any problems to you.
  • Arranging any necessary repairs or maintenance, first liaising with you in the case of larger works.
  • Keeping in touch with the tenant on a routine basis and arranging renewals of the tenancy agreement to encourage continuation of occupancy.
  • Efficient handling of rent arrears (if any).
  • Checking tenants out as required and re-letting, continuing the process with the minimum of vacant periods.
  • Arranging annual gas safety checks by 'Gas Safe' qualified engineers.
  • Settling of regular outgoings such as Ground Rent, Service Charges, Maintenance Charges, with your agreement.
  • Arranging any cleaning and garden maintenance necessary to put the property in order before or after the Tenancy.
  • Providing a key holding service.
  • Managing the check out and refund of deposit negotiation process.

Consultancy service and Investment advice

We provide consultancy services including portfolio building, acquisition advice and helping landlords maximise the value and rental income from their sites. We also provide project management for refurbishment and conversion of properties, having built relationships with local suppliers and trades people to ensure competitive pricing and quality workmanship. Maintenance and future dilapidation liabilities run high on our agenda and, as part of our ongoing commitment to our clients, we are able to provide an annual schedule of condition enabling all our landlords to forecast future expenditure.

Azure free pre-purchase guidance provides practical and impartial advice on such matters as the type of property and areas you might consider. Our post-purchase refurbishment programme enables us to assist in the process of preparing the property for letting in a variety of ways, including the arranging and supervision of redecoration and repairs, carpeting, curtaining and furnishings.

Overseas Residents

It is a UK resident landlord’s responsibility to inform the Revenue & Customs of rental income received, and pay any tax due. If the Landlord is resident outside the UK during a tenancy, s/he will require an exemption certificate from the Revenue & Customs before Azure is able to pass over rental balances without deduction of tax. Where we are managing the property, we will provide advice and assistance on applying for such exemption.

Tax (Administration of Tax returns (Taxes & Management Act)

Azure is able to provide the income and expenses information required by the SA105 Inland Revenue annual tax return.

As is compulsory for all letting agents, Azure are obliged by law to provide information on income from rental properties to the Inland Revenue. We do this through a Section 19 TMA 1970 return, which requires us to make a return of all payments made directly to resident landlords for the properties we manage.
