Will I need to be present for viewings?
No, we accompany all viewings and we usually find that the tenant is more comfortable and ‘open’ when the owner is not present.
What referencing is carried out?
We credit reference the potential tenants to assess their suitability. We also conduct employer and previous landlord referencing. Whilst referencing cannot guarantee the suitability of the potential tenants, it provides due diligence and reassurance to the landlord.
What is an EPC and do I need to have one?
An Energy Performance Certificate measures the energy efficiency of a property with a percentage scale. It is a mandatory requirement if a property is to be marketed for let and is valid for a period of 10 years.
Do I need an inventory?
Yes, although it is not a legal requirement to provide an inventory, without one the landlord is not adequately protected. We recommend this a comprehensive inventory and schedule of condition is completed by a professional inventory clerk as it would be vital in resolving any future disputes. Without one the landlord will not be afforded protection.
How much is the deposit and does the deposit need to be registered?
Typically the deposit is between four and six weeks rent. It is a legal requirement that the deposit is registered within one of the recognised schemes within 14 days of the commencement of the tenancy.
How long will it take to receive my rent?
We have an extremely reliable accounts system and are able to pay the rental monies to the landlord within 48 working hours of receipt.
